Step 1 – Get ready to purchase a home
There are several things you should do before you start looking for a home. You'll most likely want to form a check list of must-have features, get a feel for what school districts you want to live in, and begin working on your budget. A good rule to adhere to is that your mortgage payment should be less than or close to 30 percent of your monthly income.

Step 2 – Talk to a real estate agent

Step 3 – Start house hunting

Step 5 – Find the house of your dreams

This is a cash deposit made to a home seller to secure the offer to purchase the property and is often applied to the closing costs. If the offer is accepted, we should close on the property within 30 to 60 days afterward. This allows ample time for your mortgage financing.

Step 6 – Negotiate
Most deals aren't closed on the beginning offer. It's very common to receive a counter offer. But don't let this discourage you. We'll figure out whether or not to consent to the counter offer, present our own counter offer, or reject the seller's offer and go on.

The state of the market will play a big part in how aggressively we negotiate the deal. We'll also work within your financing budget. And at the end of the day, we'll compose a deal that's best for you.

Step 7 – Get financing
Upon completion of the contract, you'll begin working with your lender to close the loan. If you're already pre-approved, this won't take very long at all. But you should to keep in close contact with your mortgage lender. And I'll take care of all the property information your lender will need to close the loan.>

You'll get a Good Faith Estimate (GFE) detailing closing costs from your lender within three days of accepting your application. This estimate is based on the loan amount. RESPA requirements dictate that it has to contain all closing costs and be within a narrow range of accuracy, and I'll go over the estimate and let you know if it all looks good.

Then we'll close on your home. This will most likely occur at a title company or escrow office and should be a smooth and relaxed event.

Step 9 – Move in
